Commercial Property Coinsurance Penalty ("Did/Should") Formula

Calculate Required Coinsurance Limit ("Should Have"), Coinsurance Compliance Ratio MIN(1, Did/Should), Net Insurer Claim Recovery After Deductible, and Uninsured Coinsurance Penalty Haircut.

Underinsuring a $2M warehouse with a $1.2M limit doesn’t cover a $400k partial fire in full—coinsurance slashes recovery by $100,000!

Most commercial property losses are partial rather than total, tempting building owners to buy a policy limit far below full Replacement Cost Value (`RCV`) while still expecting 100% reimbursement on partial fires! To enforce actuarial rate equity, ISO CP 00 10 commercial property policies include an `80%`, `90%`, or `100%` Coinsurance Clause (`C_pct`): at the date of loss, Required Insurance ("Should Have") equals `L_should = RCV * (C_pct / 100)`. If Policy Limit Carried ("Did Have", `L_did`) falls short of `L_should`, the insurer prorates EVERY partial loss by the Coinsurance Factor `f_coins = MIN(1, L_did / L_should)` BEFORE subtracting the policy deductible `D` (and capping at `L_did`): `Payout = MIN(L_did, MAX(0, Loss * MIN(1, L_did / L_should) - D))`!

Test a Warehouse Post-Inflation Underinsurance Claim—Replacement_Cost_At_Loss `RCV` = $2,000,000 (B2), Coinsurance_Clause = 80.0% (B3 -> "Should Carry" = `$1,600,000` in E2), Policy_Limit_Carried `L_did` = $1,200,000 (B4 -> `Did / Should = 0.7500` in E3), Partial_Roof_Fire_Loss = $400,000 (B5), and Policy_Deductible `D` = $10,000 (B6): instead of `$390,000` (`$400k - $10k`), the insurer pays `$400,000 * 0.75 - $10,000 = $290,000.00` (E4)—imposing a `$100,000.00` Coinsurance Penalty self-insured out of the owner’s pocket (E5)!

ISO CP 00 10 "Did Over Should" Coinsurance Recovery & Penalty Formula

Validate `Replacement_Value > 0`, `Coinsurance_Pct` in `[50%, 100%]`, `Limit_Carried > 0`, `Covered_Loss >= 0`, and `Deductible >= 0`. Notice ISO CP 00 10 applies the coinsurance ratio to `Loss` FIRST and subtracts `Deductible` SECOND (`Loss * Ratio - Ded`), rather than `(Loss - Ded) * Ratio`!

Inflation-Adjusted $1,600,000 Limit Full-Compliance Check (Set Limit Carried B4 = $1,600,000)

Update annual building schedules to carry the full `80%` threshold (`B4 = 1,600,000`): Compliance Ratio E3 reaches `1.0000`, Net Insurer Payout E4 rises `$100,000` to the full `$390,000.00` (`$400,000 - $10,000`), and Coinsurance Penalty E5 drops to `$0.00`!
