Cash-on-Cash Return & Equity Multiple (EMx) formulas in Real Estate

Compute a simplified annual pre-tax cash-on-cash ratio and a realized full-cycle distributions-to-equity multiple, without confusing either with annualized return.

Keep annual cash flow separate from full-cycle distributions

The annual example subtracts principal-and-interest debt service from NOI and divides by the initial cash investment, including acquisition costs and upfront improvements. It assumes no additional cash uses that year; subtract recurring capital expenditure or other omitted cash costs before interpreting an actual investor distribution.

The second calculation assumes a fully realized deal, no remaining asset value and no later capital contributions. Cumulative distributions include return of capital and net proceeds after repaying debt. If more equity is contributed, include it in total paid-in equity; do not keep the original denominator. For an ongoing deal, distributions alone exclude residual value and are not a total-value multiple.

A multiple of 1.90 means 1.90 returned per unit invested, including the original capital, not a 190% profit or an annual rate. It contains no timing information. Comparing financing interest rates with cap rates alone does not establish a leverage benefit: amortization, financing costs and the cash invested also matter.

The higher-debt example changes only the annual cash-flow assumption. The separately entered lifetime distributions do not automatically update; revise them independently for a consistent full-deal scenario. Figures are simplified educational inputs, not projected returns.

Annual Leveraged Cash-on-Cash Return = (NOI - DebtService) / CashInvested

The ratio uses annual NOI less annual debt service and assumes no other cash outflows. It is pre-tax and rounded here to four decimal places. Negative cash flow remains visible.

Deal Equity Multiple (EMx) = TotalCashDistributions / TotalEquityInvested

For this fully realized, single-contribution example, divide cumulative cash distributions including returned capital by total equity paid in. Do not annualize this ratio or interpret it as profit alone.

=IF(COUNT(B4:B5)<>2,"Invalid inputs",IF(OR(B4<=0,B5<0),"Invalid inputs",ROUND(B5 / B4, 2)))

Annual pre-tax cash flow in this model

This shows the numerator of the cash-on-cash ratio so an annual cash deficit is visible.
